Welcome to Anchorage Waters.
Our waterfront home has recently undergone a full interior refresh and is presented to a high standard for your enjoyment. We hope you create lasting memories here with family and friends.
To help us maintain the home, protect our peaceful neighborhood, and preserve the experience for future guests, we kindly ask that you observe the following guidelines and share them with everyone in your group prior to arrival.
These guidelines form part of your booking agreement and are designed to protect the home, our neighbors, and the quality of experience for all guests.

🌿 Respecting the Home & Neighborhood
Anchorage Waters is located in a quiet residential waterfront community.
• Quiet hours are strictly 10:00pm – 8:00am.
• Noise travels easily across water and carries much further than expected.
• Outdoor music and conversations must remain respectful at all times.
This property is strictly:
• No parties
• No events
• No amplified music or DJs
• No commercial filming, influencer shoots, professional photography, or adult content production
Events, functions, celebrations or gatherings are not permitted unless prior written approval has been granted by the Owner. Unauthorized events will result in immediate termination of occupancy.
Breaches of noise restrictions may result in security call-outs, eviction, or loss of security bond in accordance with your rental agreement.
The home is provided for private residential accommodation only.
Utilities are provided for normal residential use. Excessive or abnormal electricity usage (including high-powered computing equipment or commercial equipment) is not permitted.
Excessive intoxication, illegal drug use, disruptive behavior, or nuisance to neighbors will not be tolerated.
Outdoor areas must remain respectful at all times. Nudity in outdoor areas is not permitted.
Guest numbers must not exceed those listed on your confirmed booking. Any additional visitors must be approved in advance.
Temporary structures, marquees, inflatables, additional lighting, or external installations are not permitted without written approval.

🌊 Waterfront, Jetty, Pool & Spa
Our waterfront setting is one of the most special features of the home.
Jetty & Canal
• Maximum 10 people on the jetty at any one time.
• Children must be supervised at all times near the waterfront.
• Swimming in the canal is not recommended. Native marine species, including sharks and stingrays, inhabit local waterways.
• Swimming in the canal is at your own risk.
• No diving from the jetty.
• Do not access neighboring jetties or properties.
If bringing a boat or Jet-ski, prior approval is required. Trailers cannot be accommodated at the property.
Wildlife must not be fed or interfered with.
Pool & Spa
• Pool and spa servicing occurs weekly (Wednesdays).
• If water levels drop due to evaporation or splashing, please top up as needed.
Water levels should remain:
• Spa — at the level of the light
• Pool — never below the skimmer box
Low water levels can damage equipment.
• Please use the outdoor shower after returning from the beach to prevent sand entering the home, pool or spa.
• Excessive sand in the spa or pool may incur additional cleaning fees.
• The pool light operates on a timer — please do not override.
For safety reasons, glassware is not permitted in or around the pool and spa areas. Please use outdoor-safe drinkware provided. Any broken glass in pool or spa requiring drainage and refill will incur a service charge.
Spa Lid
• Remove and replace gently.
• Store securely while spa is in use.
• Do not stand, jump, or allow children to play on it.
Replacement cost if damaged through misuse is approximately $1,000.
Outdoor Furniture & Weather
In heavy rain, place daybed cushions under the covered alfresco area.
In strong or cyclonic winds, move cushions inside the house or garage to prevent loss or damage.

🚣 Complimentary Equipment
We provide recreational and family-friendly equipment for your enjoyment.
Waterfront Equipment
Kayaks, oars, life jackets, crab pots and basic fishing equipment are complimentary.
All equipment must be:
• Used responsibly
• Rinsed if required
• Cleaned where necessary
• Returned neatly to designated storage areas after use
Use of all recreational equipment is at your own risk.
Garage Amenities
Pushchairs and umbrellas are available for guest use and should be returned to storage after use.
Baby Equipment
Located in Bedroom 5 walk-in robe:
• Full-sized cot
• Bassinet
• Baby changing table
• Stair gates
Additional port-a-cots:
• 3 stored upstairs near Bedroom 2
• 2 stored downstairs near the kitchen
If used, please fold and return all items to their designated storage areas before departure.
Missing, damaged or improperly stored equipment may result in charges deducted from the security bond.

🛋 Interior Care
The home has been recently restyled to ensure every guest enjoys the same premium experience.
Please do not move furniture or décor between rooms.
Furniture placement is intentional, and cleaners do not have time between bookings to relocate items. Moving furniture can also cause damage to floors and walls.
The bedroom areas feature laminate flooring, which can be damaged by excess moisture.
• Any spills must be cleaned up immediately.
• Please do not use wet mops, buckets of water, or excessive moisture when cleaning floors.
Excess water can cause the flooring to swell or bubble and may result in permanent damage.
If a spill occurs, simply wipe it promptly with a dry or lightly damp cloth.
Pool Table
Use of the pool table is complimentary.
• Children must be supervised.
• Do not place toys or foreign objects into the table pockets.
• Do not sit or lean heavily on the table.
If a technician is required due to misuse, a $400 service fee may apply.

☕ Kitchen & Appliances
Coffee Machine
Instructions are provided in the home.
To maintain hygiene and performance:
• Run the rinse cycle after each use.
• Clean the milk system properly to prevent bacteria build-up.
• Clean the milk jug after use.
Gas Bottles
If the cooktop or barbecue stops working, the gas bottle may require switching over.
• Refer to the Welcome Guide for instructions.
• Notify us when a bottle has been emptied so a replacement can be arranged.
• Empty bottles should be left in the garage.
Barbecue must not be moved from its designated location.

❄️ Air Conditioning & Energy Use
To ensure effective cooling in a home of this size:
• Keep doors and windows closed when air conditioning is operating.
• Turn off air conditioning and lights when leaving the property.
• Please ensure all doors and windows are secured when leaving the home.
Responsible use protects the system and helps maintain comfort standards.

🚭 Smoking & Fire Safety
• Strictly NO smoking or vaping inside the home.
• If smoking outdoors, dispose of cigarette butts responsibly.
• Candles, fireworks, and open flames are not permitted.
• Smoke alarms, fire extinguishers and safety equipment must not be tampered with.

🎉 Decorations & Cleanliness
To preserve the home’s presentation:
• Confetti, glitter, and adhesive decorations are not permitted.
• Please avoid using bath towels for makeup removal or cleaning spills.
• Stained or damaged linen may incur replacement costs.

🗑 Waste & Presentation
Bins should be placed out Monday night for collection.
• Red — weekly
• Green & Yellow — alternating fortnightly
Please return bins after collection.

🧺 Laundry & Pool Towels
For your convenience, we provide 10 pool towels located in the laundry. These are supplied as a courtesy to make travelling easier.
If you choose to use the pool towels, we kindly ask that they are:
• Washed
• Fully dried
• Folded neatly
• Returned to their original location
Due to scheduled changeover times, we are unable to wash and dry used pool towels between bookings. Returning them clean ensures the next guests enjoy the same convenience.

🧼 During Your Stay
If you notice any issues upon arrival, please notify us within 24 hours.
If accidental damage occurs during your stay, please inform us promptly so it can be resolved quickly.
Open communication helps us maintain the home to the highest standard.

⏰ Check-Out
Check-out is strictly 10:00am.
Late departures may incur additional fees due to scheduled cleaning.
Before departure, please:
• Load and start the dishwasher
• Remove all rubbish
• Empty the fridge of perishable items
• Return all equipment to storage
• If you have moved any decorative items for any reason, please return them to their designated location
• Hang wet towels on hooks or rails
• Place keys where you found them (on the hook in the kitchen & inside the external key safe)
• Leave the home neat and tidy, in similar condition to how it was presented
A professional clean is conducted after each stay; however, excessive mess, additional cleaning or damage may incur charges as outlined in your Rental Agreement.
Failure to comply with departure requirements may result in additional cleaning charges deducted from the security bond.

🐾 Pets (If Approved)
Pets are permitted by prior approval only.
• Pets must not be on beds, lounges, or upholstered furniture.
• Please bring your own bedding for your pet.
• Pets must not be left unattended inside the home.
• Pets must be well behaved and not cause nuisance to neighbors.
• Excessive barking, scratching or disruptive behavior is not permitted.
• Any pet mess must be cleaned and sanitized immediately.
Guests are responsible for any additional cleaning or damage caused by pets.
Any flea treatment required following a pet stay will be charged to the guest.
