The property is exclusively booked to one group at a time and is best suited to families, multi-generational stays, milestone celebrations, and small group holidays seeking comfort, privacy, and space.

EXCLUSIVE USE OF THE PROPERTY

All bookings at Anchorage Waters are for exclusive use of the entire property. Guests do not share the home, facilities, pool, spa, or waterfront areas with any other guests.

GUEST NUMBERS & OCCUPANCY

• Anchorage Waters accommodates up to 20 adult guests.
• Bedding is provided for 18 adults in bedrooms, with an additional 2 adults accommodated on a bed settee.
• Infants and young children may be accommodated in addition to the adult guest limit using cots and child bedding.
• The home includes four cots and two futons suitable for infants and small children.

Please include details of all adults, children, and infants when submitting your Request to Stay to ensure the property is suitable for your group.
• Nightly rates include accommodation for up to 10 guests.
• Additional guests are charged per person, per night.
• Infants (0–2 years) may be accommodated at no additional charge.

The home is designed to comfortably host larger groups while maintaining privacy and space.

BEDROOMS, BATHROOMS & LAYOUT

Anchorage Waters features multiple living zones and private bathrooms throughout the home, allowing guests to enjoy time together while still having the ability to retreat to their own quiet space.

This thoughtful layout is a key feature that sets Anchorage Waters apart from many large holiday homes and makes it ideal for multi-family and multi-generational stays.

ACCESSIBILITY & MOBILITY INFORMATION

Anchorage Waters is suitable for guests with mobility considerations and offers wheelchair-friendly access throughout the ground-level living areas.

The main living spaces, kitchen, dining areas, ground-floor bedrooms and bathrooms, as well as the outdoor alfresco dining and seating areas, are all accessible without the use of internal stairs. This makes the home well suited to multi-generational stays and guests who require step-free access to key living spaces.

Please note that upper levels of the home are accessed via stairs and are not wheelchair accessible. The pool, spa, private waterfront jetty, and canal edge are also not wheelchair accessible.

CHECK-IN & CHECK-OUT

• Standard check-in: from 3:00pm  
• Standard check-out: by 10:00am  

Early check-in or late check-out may be available by prior arrangement, subject to existing bookings and cleaning schedules.

Luggage Storage (Limited)

Where arrival or departure times fall outside standard check-in or check-out hours, limited luggage storage may be available by prior arrangement.

• Luggage may only be stored in the garage area.
• Access to the main residence is not permitted outside check-in and check-out times.
• The property will be undergoing professional cleaning during these periods.
• All luggage is stored at the guest’s own risk.

PARKING

Anchorage Waters offers off-street parking for up to four standard vehicles.

• Two vehicles can be parked in the garage.
• Two vehicles can be parked in the covered carport.

Street parking in the surrounding CBD and Paradise Island area is limited and regulated.

• Parking on yellow lines at any time will incur fines.
• On-street parking is subject to time restrictions, generally limited to three hours between 9:00am and 5:00pm, Monday to Friday.

Additional public parking is available at the Bruce Bishop Car Park, located approximately a five-minute walk from the property.

Please note:
• Oversized vehicles, trailers, boats, and similar vehicles cannot be accommodated on-site.
• Guests are responsible for ensuring all vehicles are parked legally and in accordance with local signage at all times.

POOL, SPA & WATERFRONT AREAS

Guests are welcome to enjoy the swimming pool, spa, private waterfront, and associated amenities during their stay.

Safety & Supervision
• Children must be supervised at all times.
• No lifeguard is on duty.
• Guests use all pool, spa, and waterfront facilities at their own risk.

Kayaks & Water Equipment
• Kayaks are available for guest use.
• Life jackets are provided and must be worn when using the kayaks.
• Basic fishing equipment and crab pots are provided for recreational use.
• All equipment must be used respectfully and returned to its original location after use.

Noise & Quiet Hours
Anchorage Waters is located in a residential waterfront area.

• Outdoor quiet hours apply between 10:00pm and 8:00am.
• During these hours, no loud music is permitted outdoors.
• Guests are asked to move inside and refrain from using the pool, spa, and waterfront areas during quiet hours.

Conduct & Consideration
• Appropriate swimwear is required at all times in outdoor and waterfront areas.
• Nudity is not permitted in any outdoor or waterfront spaces.
• Guests are asked to be mindful of neighbors and surrounding residences at all times.

Failure to observe these guidelines may result in action under the Booking Terms & Conditions.

WATERFRONT & CANAL SAFETY

Anchorage Waters is located on tidal waterways that are not designated swimming areas.

As with all waterways in South East Queensland, marine life may be present, including sharks. For this reason, swimming in the canals is not recommended, and pets must not be permitted to enter the water.

Guests are advised to avoid being in or near the water at dawn and dusk. For added safety, kayaking is recommended during daylight hours, ideally between 10:00am and 3:00pm.

Life jackets are provided and must be worn when using kayaks. Children must be supervised at all times around the waterfront. All water activities are undertaken at guests’ own risk.

WHAT IF SOMETHING GOES WRONG DURING YOUR STAY?

Anchorage Waters is a privately owned home, and while the property is well maintained, occasional issues can arise, as with any residential home. If something does occur during your stay, we are committed to responding promptly and reasonably.

For any housekeeping-related matters or presentation issues upon arrival, guests will be provided with direct contact details for our housekeeping team to assist as required.

If a minor maintenance issue arises during your stay, we have a handyman on call to attend where needed.

For major issues such as electrical, plumbing, or air conditioning faults, we have dedicated electricians, plumbers, and technicians who can be contacted to attend the property. Attendance and repair timeframes may be subject to technician availability and required parts.

The pool and spa are professionally serviced on a weekly basis, with scheduled maintenance taking place on Wednesdays. If any pool or spa issues arise during your stay, guests will be provided with contact details for the servicing company so assistance can be arranged promptly if required.

If an appliance fails during your stay:
• Smaller appliances may be repaired or replaced as soon as possible.  
• For integral appliances such as washing machines, dryers, dishwashers, or the built-in coffee machine, we will endeavour to have a technician attend within 24 hours where possible.  
• If an item cannot be repaired in a reasonable timeframe, a replacement will be provided where practicable.

In the event of a major system failure (such as air conditioning, water systems, or the spa), we will arrange for a qualified technician to attend as soon as possible. Please note that repairs may be subject to parts availability, and delays can occasionally occur beyond our control.

If a significant issue cannot be resolved or reasonably mitigated during your stay, we are happy to discuss appropriate compensation at that time, based on the nature and duration of the inconvenience.

We appreciate your understanding that Anchorage Waters is a residential home rather than a hotel, and we will always make every reasonable effort to resolve issues promptly and fairly.

PETS

Anchorage Waters is pet-friendly by prior arrangement, subject to approval.

• A maximum of two pets is permitted per stay.
• Pets must be declared at the time of booking.
• A pet fee applies per stay.

Pet Conditions

To ensure the comfort of all guests and maintain the condition of the home, the following conditions apply:

• Pets are not permitted on any furniture or bedding.
• Pets must not be left unattended at the property at any time.
• Pets are to be exercised daily and must not cause ongoing disturbance.
• Continuous barking or nuisance behavior is not permitted.
• Guests are responsible for immediately cleaning and sanitizing any pet-related mess, including waste or urine, both indoors and outdoors.
• Pet waste must be collected and disposed of appropriately at all times.

Cleaning & Damage

Pets must be well behaved and not cause damage, scratching, excessive hair, odors, or staining.

Where additional cleaning, sanitization, deodorizing, or damage repair is required due to pet-related issues - including failure to clean waste or excessive hair - an additional cleaning fee of **$250** may apply and may be deducted from the security deposit.

NOISE, PARTIES & EVENTS

Anchorage Waters operates in accordance with Gold Coast City Council regulations and maintains a strict no-party policy.

The property is not suitable for:
• Parties or events of any kind
• Schoolies bookings
• Bucks parties, hens parties, or similar gatherings
• Groups comprised primarily of young people

Anchorage Waters is intended for relaxed, respectful group holidays and is best suited to families and multi-generational group stays.

Disruptive Behavior & Enforcement

Violence, aggressive conduct, excessive noise, or disruptive behavior will not be tolerated.

In the event of a noise complaint requiring attendance by security or authorities:
• A first call-out will result in forfeiture of the $1,000 refundable security damage deposit.
• A second call-out will result in immediate termination of the stay, with guests required to vacate the property without refund.

These measures are in place to ensure the comfort, safety, and enjoyment of guests, neighbors, and the surrounding community.

• Private en suite bathroom to every bedroom

• Hair dryers provided in all bathrooms
• Quality bathroom amenities, including shampoo, conditioner, and body wash (Sukin brand)

Living & Entertainment
• Two separate lounge areas, each with Foxtel (including movies and sports)
• Pool table
• PlayStation and video game console suitable for children and families
• Complimentary high-speed Wi-Fi throughout the property

Kitchen & Dining
• Fully equipped kitchen suitable for group catering
• Built-in coffee machine
• Essential kitchen amenities, including dishwashing tablets and cleaning supplies
• Laundry facilities with washing powder provided
• Pass-it-on pantry containing basic non-perishable items such as salt, pepper, and condiments (Guests are welcome to leave unused non-perishable items for the benefit of incoming guests.)

Outdoor & Waterfront
• Use of outdoor barbecue and entertaining areas
• Swimming pool and spa
• Kayaks with life jackets provided

CATERING & PRIVATE CHEFS

Anchorage Waters does not provide catering services directly. However, private chefs and catering providers have previously attended the property by prior arrangement and can be a wonderful addition to a stay.

This option is particularly popular for milestone celebrations, birthdays, and anniversaries, allowing guests to enjoy a shared dining experience without the need to cater for a large group themselves - all within the comfort and privacy of the home.

Guests are welcome to make their own arrangements with external catering or private chef services, subject to approval and compliance with the property’s house rules, noise guidelines, and occupancy limits.

BOOKING PROCESS

Availability and indicative pricing can be viewed directly on our website.

To proceed, guests submit a Request to Stay with their preferred dates and full group details. At the time of submitting a request, guests are required to securely enter their credit card details through our booking system. No payment is taken at this stage.

All booking requests are reviewed to ensure suitability for the property.

Once a booking request is approved, the guest’s credit card is automatically debited in accordance with the agreed payment schedule. The booking is confirmed only once payment has been successfully processed.

All payments are handled securely via the booking platform and transferred directly to our business account.
