
CANCELLATION POLICY
Property: Anchorage Waters
Location: Gold Coast, Queensland
Anchorage Waters is a privately owned seven-bedroom absolute waterfront home, accommodating up to 20 guests. Due to the size, exclusivity, and limited availability of the property, confirmed bookings remove those dates entirely from the market and block other potential guests from securing the home.
For this reason, our cancellation policy is structured to reflect the commercial realities of operating a large luxury residence.

PAYMENT SCHEDULE
​
• A 50% deposit is required to confirm all bookings.
• The remaining 50% balance is due no later than 30 days prior to arrival (including the $1,000 fully refundable damage deposit).
Once a booking is confirmed, your dates are reserved exclusively for your group.

CANCELLATIONS
​
All payments made are non-refundable.
When a reservation is secured, those dates are removed from availability and cannot be offered to other potential guests. Unlike hotels with multiple identical rooms, Anchorage Waters is a single, high-capacity private residence. If a booking is cancelled - particularly close to arrival - there is no guarantee the time period can be re-sold.
Cancellations impact not only calendar availability, but also staffing, professional cleaning schedules, maintenance planning, and operational commitments.
For this reason:

• Deposits are non-refundable.
• Final balance payments are non-refundable.
• No refunds apply for cancellations, no-shows, early departures, illness, weather events, travel disruptions, or changes of circumstance.

This policy applies except where required under Australian Consumer Law.

DATE CHANGES
​
Date change requests may be considered at the Owner’s discretion.
​
• Requests must be made in writing.
• Approval is subject to availability.
• Date changes are not guaranteed.
​
Approved changes do not alter the non-refundable nature of payments already made.

TRAVEL INSURANCE
​
We strongly recommend guests obtain comprehensive travel insurance at the time of booking to protect against unforeseen circumstances, including illness, flight disruptions, extreme weather events, or other unexpected changes.
Travel insurance provides peace of mind and financial protection in situations beyond anyone’s control.

OWNER CANCELLATION
​
In the unlikely event that the Owner is required to cancel a confirmed booking, a full refund of all monies paid will be provided.
By confirming a booking, guests acknowledge and accept this Cancellation Policy in full.
