HOW MANY GUESTS CAN THE PROPERTY ACCOMMODATE?
Anchorage Waters accommodates up to 20 adult guests.
Bedding is provided for 18 adults in bedrooms, with an additional 2 adults accommodated on a bed settee. Infants and young children may be accommodated in addition to the adult guest limit using provided cots and child bedding.
All guest numbers must be declared at the time of booking.

IS THE PROPERTY BOOKED EXCLUSIVELY?
Yes. All bookings are for exclusive use of the entire property. You will not be sharing the home, facilities, pool, spa, or waterfront areas with any other guests.

HOW DO BOOKINGS WORK?
Guests submit a Request to Stay through our website with preferred dates and full group details. Credit card details are required at the time of submitting a request; however, no payment is taken at this stage.
All booking requests are reviewed to ensure suitability. Once approved, the guest’s credit card is automatically debited in accordance with the agreed payment schedule. The booking is confirmed once payment has been successfully processed.

WHY ARE BOOKINGS REVIEWED BEFORE CONFIRMATION?
Anchorage Waters is a privately owned home designed for respectful group stays. Reviewing booking requests allows us to ensure the property is a suitable fit for each group and helps maintain a peaceful and enjoyable environment for guests and neighbors.

WHY DO PRICES VARY?
Pricing varies based on factors such as season, length of stay, group size, and demand. This flexible approach allows us to offer fair and tailored pricing for each group and time of year.

WHY IS A SECURITY DEPOSIT REQUIRED?
A $1,000 refundable security damage deposit is required for all bookings. This deposit helps cover any damage, excessive cleaning, or breaches of the house rules during the stay.
Provided the property is left in good condition and no terms are breached, the deposit is refunded following departure.

WHY IS THERE A CLEANING FEE?
The cleaning fee covers a professional end-of-stay clean, including laundering of hotel-standard linen and towels and preparing the home for incoming guests.
The cleaning fee does not cover excessive mess, damage, or failure to follow basic departure requirements.

DO WE STILL NEED TO CLEAN IF WE’VE PAID A CLEANING FEE?
Yes. Guests are expected to treat the home with care and respect.
Before departure, guests are required to:
• Place used dishes in the dishwasher and start it
• Remove all rubbish and dispose of it appropriately
• Empty the fridge of food items
• Return furniture, items, and equipment to their original positions
Guests are not required to strip beds or launder linen — this is handled by our professional cleaning team.
Excessive mess or failure to meet these basic requirements may result in additional cleaning charges.

WHAT ARE THE CHECK-IN AND CHECK-OUT TIMES?
Standard check-in is from 3:00pm, and standard check-out is by 10:00am.
Early check-in or late check-out may be available by prior arrangement, subject to existing bookings and cleaning schedules.

CAN WE ARRANGE GROCERY OR ALCOHOL DELIVERY?
Yes. Guests are welcome to arrange grocery or alcohol deliveries to arrive on the day of check-in.
Please ensure deliveries are scheduled for after your arrival time, as we are unable to accept or store deliveries on your behalf prior to check-in.

IS CATERING OR A PRIVATE CHEF AVAILABLE?
Anchorage Waters does not provide catering services directly. However, private chefs and catering providers have previously attended the property by prior arrangement and can be a wonderful addition to a stay.
This option is particularly popular for milestone celebrations, birthdays, and anniversaries, allowing guests to enjoy a shared dining experience without the need to cater for a large group themselves — all within the comfort and privacy of the home.

IS THE PROPERTY SUITABLE FOR GUESTS WITH MOBILITY CONSIDERATIONS?
Anchorage Waters is wheelchair accessible throughout the ground-level living areas main indoor spaces and Al-fresco outside areas.
Please note that the private waterfront jetty, pool and spa area is not wheelchair accessible. If you have specific accessibility requirements, we encourage you to contact us prior to booking.

IS IT SAFE TO SWIM IN THE CANALS?
The waterways surrounding Anchorage Waters are tidal canals and are not designated swimming areas.
As with all waterways in South East Queensland, marine life may be present, including sharks. For this reason, swimming in the canals is not recommended, and pets must not be permitted to enter the water.
Guests are advised to avoid being in or near the water at dawn and dusk. For added safety, kayaking is recommended during daylight hours, ideally between 10:00am and 3:00pm.
Life jackets are provided and must be worn when using kayaks. Children must be supervised at all times around the waterfront.

ARE PETS ALLOWED?
Pets are welcome by prior arrangement, subject to approval. A maximum of two pets is permitted per stay, and a pet fee applies.
Pets must comply with the property’s pet conditions, which are outlined on the Facts page.

ARE DAY VISITORS PERMITTED?
Day visitors may be permitted by prior arrangement only and must be approved in advance.
Please note that Anchorage Waters is a private residence in a residential area. The home, seating, tableware, and parking are designed to accommodate a maximum of 20 guests.
Unapproved visitors are not permitted.

CAN WE HAVE A WEDDING, LIVE MUSIC, OR A BAND?
Anchorage Waters is not an event venue.
Small, low-key wedding ceremonies involving staying guests only may be considered by prior arrangement and approval.
Live music may be permitted for small daytime gatherings only, subject to approval, and must conclude by 6:00–7:00pm. Evening or nighttime entertainment is not permitted.

CAN WE BRING A BOAT VAN OR TRAILER?
Yes, you can moor your boat and or jet ski on the homes private pontoon.
However, please note the property is unable to accommodate boat trailers, or oversized vehicles on-site. Please contact us prior to booking if you have specific requirements.

WHAT IF OUR GUEST NUMBERS CHANGE?
Any changes to guest numbers must be advised in advance and are subject to approval. Additional charges may apply where applicable.

DO YOU PROVIDE HAIR DRYERS AND KITCHEN APPLIANCES?
Yes. Hair dryers are provided in all bathrooms.
The kitchen is fully equipped for group catering. If you have a specific appliance requirement, please contact us prior to arrival and we will confirm availability.
