Pricing at Anchorage Waters is flexible and tailored to each stay, reflecting the size of the home, it's waterfront location, and group-focused amenities.
Rates vary depending on season, length of stay, group size and demand, allowing us to offer competitive direct booking rates without third-party platform fees.
All booking requests are personally reviewed to ensure suitability and the best possible pricing for your group.
Indicative Nightly Rates
• Low season / gap stays: from $900 per night
• Standard season: typically $1,200 – $1,700 per night
• Peak season - School Holidays $1,500 - $2,000 per night
• Premium (Christmas, New Year Easter): $2,000+ per night

Guest Numbers and Occupancy
• Nightly rates include up to 10 guests
• Additional guests (over 10): $40 per person, per night
• Maximum occupancy: up to 20 adult guests
Additional Fees Per Stay
Per stay (not per night):
• Linen hire: $350
• Professional cleaning: $300
• Each Pet: $50
How Pricing is Confirmed
No payment is required at enquiry stage.
Once you submit a Request to Stay, we’ll confirm availability and provide a personalized quote with a full pricing breakdown before any booking is finalized.
Payment Schedule
To confirm a reservation, a 50% deposit is required at the time of booking.
The remaining 50% balance, including the fully refundable security damage deposit, is due one month prior to arrival.
Security Damage Deposit
A $1,000 fully refundable security damage deposit is required for all bookings.
This deposit is included with the final balance payment and is fully refundable within three days of checkout, subject to no damage or additional charges.
