Tailored Pricing For Your Stay
Every stay at Anchorage Waters is individually quoted to reflect the season, length of stay, and the size of your group.
As a private waterfront residence designed for extended families and larger gatherings, pricing reflects exclusive use of the entire seven-bedroom, eight-bathroom home and its premium amenities.
Guest Inclusions
Standard nightly rates include up to 10 guests.
Additional guests are $40 per person, per night.
Maximum approved occupancy is 20 guests.
All guest numbers must be declared at the time of booking and approved prior to arrival.
Additional Stay Fees
To maintain the residence to a premium standard, the following per-stay services apply and are itemized within your personalized quotation:
• Professional cleaning
• Linen and towel provision
• Approved pet stays (where applicable)
Indicative Nightly Pricing Guide
Low season & selected gap stays — from $900 per night
Standard season — from $1,350 per night
Peak season (school holidays) — $1,600 to $2,000 per night
Premium periods (Christmas, New Year, Easter) — $2,000+ per night
Final pricing is confirmed via detailed quotation prior to booking.
Guest Eligibility & Booking Requirments
Anchorage Waters is designed for extended families and well-matched groups seeking a premium private residence experience.
To maintain the quality and suitability of the home:
• The primary booking guest must be 30 years of age or older
• Maximum approved occupancy is 20 guests
• All guest numbers must be declared and approved prior to arrival
• House terms and rental agreement must be accepted before confirmation
We reserve the right to decline bookings that are not aligned with the intended use of the residence or our guest suitability requirements.
All bookings are subject to verification and are not confirmed until approved.
Payment Schedule
To secure your reservation, a 50% deposit is required at the time of booking confirmation.
The remaining balance is due prior to arrival, as outlined in your personalised booking documentation.
Payment is processed securely online, with full confirmation provided once your deposit has been received.
Security Deposit
A fully refundable security deposit is required for all stays and is processed separately from your accommodation payment.
This deposit is held as a standard precaution and refunded following departure, provided the residence is left in good order and in accordance with agreed booking terms.
