BOOKING TERMS & CONDITIONS

Property: Anchorage Waters  
Location: Gold Coast, Queensland  

By submitting a booking request and confirming a booking, guests acknowledge and agree to these Booking Terms & Conditions and the Anchorage Waters Rental Agreement, which forms part of all confirmed bookings and must be digitally accepted as part of the booking verification process prior to final booking confirmation.

GUEST ELIGIBILTY & IDENTIFICATION

• The primary booking guest must be a minimum of 30 years of age at the time of booking.
• The primary guest must be present at the property for the duration of the stay.
• The primary guest must provide valid government-issued photo identification upon request.

• Identification must be submitted and approved within the timeframe specified by the Owner as part of the booking verification process.

• A booking will not be confirmed until identification has been successfully verified.
• The name on the booking must match the name on the identification provided.

The Owner reserves the right to cancel the booking without refund if:

• False or misleading information is provided
• Identification is not supplied when requested
• The primary guest does not meet the minimum age requirement

Bookings made on behalf of groups that do not meet the minimum age requirement may be declined or cancelled at the Owner’s discretion.
This requirement applies to all bookings, including those made via third-party platforms and instant bookings.

BOOKING & PAYMENTS
• All bookings are subject to owner approval. This applies to all bookings, including instant bookings and those made via third-party platforms, regardless of whether payment has already been processed.
• Guests are required to provide valid credit card details at the time of submitting a booking request.
• Once a booking request is submitted, payment is processed automatically in accordance with the payment schedule below.
• A 50% non-refundable booking deposit is required to secure the booking.
• The remaining 50% balance is due no later than 30 days prior to arrival.
• Failure to pay the balance by the due date may result in cancellation without refund.

• A 24-hour grace period applies following booking confirmation, provided the arrival date is at least 72 hours away at the time of booking.

Payments are non-refundable once a booking has been approved and confirmed, except to the extent required under Australian Consumer Law or other applicable law.
If a booking is declined during the verification process, any payments received will be refunded in accordance with applicable platform policies and governing laws.
The Owner reserves the right to decline any booking that does not meet the property’s eligibility, suitability, or compliance requirements.

BOOKING STATUS & VERIFICATION REQUIREMENTS

All bookings are subject to verification and approval by the Owner.

A booking may be paid and held on a temporary basis; however, it is not confirmed until all required conditions have been satisfied and approval has been issued by the Owner.

These conditions may include (but are not limited to):
• Receipt of required payment
• Submission and approval of valid government-issued photo identification
• Completion of required forms and agreements
• Verification of guest eligibility, including minimum age requirements
• Review of booking details, group composition, and intended use of the property

Until these requirements are met, the booking remains pending verification.

The Owner reserves the right to decline or cancel any booking prior to approval.
All payments received prior to approval are taken on a pending basis and do not guarantee acceptance of the booking.

SECURITY BOND

• A refundable security bond of $1,000 is required for all bookings.
• The security bond will be pre-authorized on the credit card on file prior to arrival.
• The bond will be refunded within 7 days of departure, subject to no damage, excessive cleaning, or breaches of house rules.
• Any costs for damage, breakages, additional cleaning, or rule violations, or council-related compliance issues may be deducted from the security bond.

ACCOMMODATION RATES & FEES

• Anchorage Waters accommodates up to 20 adult guests.
• Nightly rates include accommodation for up to 10 guests.
• Additional guests are charged at $40 per person per night.
• Pricing varies based on season, length of stay, and group size and is reviewed per booking request.
• All rates and inclusions are based on the confirmed group size approved at the time of booking.
• Any additional guests beyond the approved number must be disclosed and approved in advance and may incur additional charges or result in cancellation.

LINEN & CLEANING FEES

• Professional linen hire is charged at $350 per stay.
• A cleaning fee of $450 per stay applies.
• These fees apply regardless of length of stay.

The cleaning fee covers a professional end-of-stay clean, including laundering of hotel-standard linen and towels and preparing the home for incoming guests.

DEPARTURE REQUIREMENTS

Guests are required to leave the property in a reasonable and respectful condition.

Before departure, guests must:
• Place used dishes in the dishwasher and start it
• Remove all rubbish and dispose of it appropriately
• Empty the fridge of food items
• Return any/all furniture, decorative items, and equipment to their original positions

Guests are not required to strip beds or launder linen.

Failure to meet these requirements or leaving the property in an excessively dirty or disorganized state may result in additional cleaning charges, which may be deducted from the security bond.

PETS

• Pets are permitted by prior approval only.
• A maximum of two pets is permitted per stay.
• A pet fee of $75 per pet per stay applies.
• Pets are not permitted on furniture, beds, or bed linen.
• Guests must bring their own pet bedding.
• Pets must not be left unattended at the property.
• Pets must not cause damage, excessive noise, or disturbance to neighbors.
• All pet waste must be cleaned up immediately and affected areas sanitized.

Excessive cleaning or damage caused by pets may incur additional charges of up to $250, which may be deducted from the security bond.

GUEST NUMBERS & USE OF PROPERTY

• Guest numbers must not exceed the number confirmed and approved in the booking.
• Anchorage Waters is a private residence, not a commercial venue.
• Functions, events, celebrations, or gatherings are permitted only with full prior disclosure and written owner approval.
• Approved gatherings must comply with all house rules, noise restrictions, and occupancy limits.
• No bucks parties, hens parties, schoolies, or bookings by groups of young people are permitted.

NOISE & NEIGHBOURHOOD RESPECT

• Quiet hours apply between 10:00pm and 8:00am.
• Excessive noise, disruptive behavior, or complaints from neighbor's may result in immediate eviction without refund.
• If security or authorities are required due to noise complaints, associated costs may be deducted from the security bond.

DAMAGE, SAFETY & RESPONSIBILITY

• Guests are responsible for the property and its contents during their stay.

This includes all furniture, furnishings, decorative items, appliances and equipment, which must remain in the room or location in which they are provided and must not be moved, removed, or relocated for any reason. Items may only be temporarily repositioned for child safety purposes, and must be returned to their original position prior to departure. All complimentary items provided for guest use, including but not limited to kayaks, life jackets, oars, fishing and crabbing equipment, must be returned to their designated storage locations before check-out.

Childcare items such as high chairs, cots, bassinets, port-a-cots, stair gates, and strollers must also be returned to their designated storage locations.

Any unauthorized movement, relocation, loss, damage, or failure to return items to their original location may result in additional charges.
• Any damage, breakages, loss, or excessive cleaning will be charged to the guest.
• Use of the pool, spa, waterfront, kayaks, and all water-related activities is undertaken at guests’ own risk.
• Children must be supervised at all times, particularly around the pool and waterfront areas.

SMOKING POLICY

• Anchorage Waters is a strictly non-smoking property.
• Smoking is not permitted anywhere inside the home.
• Smoking is not permitted near open doors or windows.
• Evidence of smoking inside the property, including odors, will result in additional cleaning and deodorizing charges.
• Any costs associated with smoking-related cleaning or damage may be deducted from the security bond.

By confirming a booking, guests acknowledge that they have read, understood, and agree to abide by these Booking Terms & Conditions.
