Anchorage Waters is a purpose-designed luxury waterfront retreat created specifically for memorable group stays. Thoughtfully laid out to balance shared spaces with personal privacy, the home is ideal for extended families, multi-generational stays, milestone celebrations, and friends travelling together who value comfort, space and ease.

With multiple living zones and private bathrooms throughout the home, guests can enjoy time together while still having the ability to retreat to their own quiet space - a feature that sets Anchorage Waters apart from many large holiday homes.

Anchorage Waters is best suited to relaxed, respectful group holidays and family gatherings. It is not designed for parties, events, or disruptive behavior, ensuring a peaceful and enjoyable stay for our guests and neighbors alike.

Waterfront Living

Anchorage Waters sits directly on a wide, calm stretch of the Nerang River, offering guests the rare luxury of private waterfront access in the heart of the Gold Coast. A private jetty allows guests to moor their own boat or jet-ski during their stay, making it easy to enjoy days on the river. Embrace the Gold Coast waterfront lifestyle and explore the waterways at your leisure, enjoy early-morning fishing, or cruise through the canals at golden hour.

For those who prefer to explore at a slower pace, complimentary kayaks are provided, along with life jackets, allowing guests to paddle along the river, take in the surroundings or go and set the crab pots.

Fishing is a popular pastime from both the jetty and the kayaks, with guests commonly catching bream, flathead, whiting, mangrove jack, queenfish and trevally, including if you are lucky bigeye and giant trevally.
Blackspot cod can also be found in the area. Crab pots and basic fishing gear is provided, and mud crabs are frequently caught with the occasional blue swimmer when in season.

On occasion, guests are even treated to the sight of dolphins moving through the river as they come to feed - a memorable experience that adds to the sense of being immersed in nature, despite the central location.

Combined with tranquil water views and the Surfers Paradise skyline beyond, the waterfront setting offers a relaxed, authentic Gold Coast lifestyle that is increasingly hard to find.

Pool, Spa & Outdoor Entertaining

The pool and outdoor areas at Anchorage Waters are thoughtfully designed to be both luxurious and family-friendly, with clear sightlines from the kitchen, dining and lounge areas allowing parents to easily supervise children while they play.

The private swimming pool features a built-in safety ledge, providing a shallow area for little ones as well as a perfect spot for adults to sit back, relax and enjoy a cool drink or sundowner cocktail. Surrounding the pool are comfortable sun loungers, making it an inviting space to unwind throughout the day.

The generously sized spa comfortably seats up to eight guests, offering plenty of room for everyone to enjoy a soak after a day exploring the Gold Coast. An outdoor shower adds convenience after swimming or time spent on the water.

​

A covered outdoor lounge area provides a relaxed alternative to formal dining, furnished with comfortable seating ideal for casual conversations, afternoon relaxation or evening drinks. A barbeque is also available for easy outdoor meals.

One of the stand out features of the outdoor space is a sculptural covered daybed retreat, offering a shaded cocoon-style setting perfect for reading, afternoon naps or simply enjoying the river breezes in privacy. Gently rocking sun loungers nearby provide additional places to relax and take in the surroundings.

From this area, guests enjoy tranquil river views with the Surfers Paradise skyline beyond, creating a beautiful backdrop by day and a striking city-light atmosphere in the evening.

Spacious Indoor Living

Anchorage Waters has been thoughtfully designed to bring everyone together while still allowing space to relax and unwind. The expansive open-plan living areas flow seamlessly between indoors and out, creating a relaxed, light-filled environment ideal for families and groups

At the heart of the home is a generous dining area with a large table seating up to 14 guests, complemented by additional seating at the breakfast bar. Floor-to-ceiling stacker doors from both the dining and lounge areas open directly onto the alfresco and poolside spaces, creating an effortless indoor–outdoor connection.

​

The main lounge features comfortable seating, a large smart TV with premium Foxtel (including movies and sport), and a full-size pool table - a favorite gathering point for guests of all ages.

 

Wi-Fi is available throughout the home, ensuring everyone stays connected with ease.

​

The kitchen is exceptionally well equipped, featuring a 900mm oven, built-in coffee machine, two microwaves, ample bench space, and a butler’s pantry. Two full-size fridges - including a dedicated drinks fridge, ensuring plenty of storage for extended stays and larger groups.

​

Upstairs, a separate living retreat provides an additional space to relax or entertain. This area includes another smart TV with Foxtel, a games console with games provided, comfortable seating, and a sofa bed. It’s the perfect chill-out zone for watching sport, movies, or giving kids and teens their own space away from the main living areas.

​

For year-round comfort, the home is fully air-conditioned with ducted reverse-cycle air conditioning, as well as ceiling fans throughout.

​

Private In-Home Dining (By Arrangement)

For guests wishing to elevate their stay, private in-home dining can be arranged by request. Many guests enjoy the experience of a professional private chef preparing and serving meals in the comfort of the home — ideal for special occasions or simply relaxing without the hassle of cooking.

This service is an optional extra and available by prior arrangement directly with the chef.
 

Bedrooms & Private Ensuites

Each bedroom at Anchorage Waters is best described as a private suite, offering generous proportions, its own ensuite bathroom, and a layout designed to deliver hotel-style comfort within a private residence. This thoughtful design makes the home ideal for families and groups travelling together, allowing everyone to enjoy shared living spaces while still retreating to their own personal sanctuary.

All suites feature premium hotel-standard linen, pillow-top mattresses, reverse-cycle air conditioning, ceiling fans, and televisions to ensure exceptional comfort throughout the year.

Ground Floor Suites

​

Two suites are conveniently located on the ground floor, ideal for guests who prefer easy access without stairs.

​

The front-facing queen suite includes built-in robes and a private ensuite with shower and toilet. A futon is also provided in this suite, suitable for one or two small children.

​

The second ground floor suite, located behind the kitchen, features a king bed that can be configured as two king singles. It includes built-in robes and a spacious private ensuite with large shower and toilet.

​

Upper Level Suites

​

The master suite is a standout retreat, generously proportioned and beautifully positioned to capture views across the river, swimming pool, and Surfers Paradise skyline. This luxurious suite features a king bed, a futon suitable for one or two small children, a dressing table, and a large walk-in robe. The private ensuite includes a full size bath, shower, toilet, and double vanity. A full-size cot and baby changing table is conveniently accommodated within the walk-in robe area.

The second water-facing suite upstairs offers a queen bed, built-in robes, and a private ensuite with full size bath, shower, and toilet. Both water-facing suites enjoy a desirable northeasterly aspect, welcoming soft morning light and tranquil water views.

​

The third upstairs suite is generously sized and features a king bed that can be configured as twin beds. It includes a walk-in robe and a private ensuite with shower and toilet, with ample space to accommodate a cot if required.

​

Located near the upstairs living retreat, the fourth suite features a king bed, walk-in robe, and private ensuite with shower and toilet, providing a peaceful and private space away from the main living areas.

​

The fifth upstairs suite is an extra-large, highly flexible accommodation option ideal for families or mixed groups. This suite can be configured as three king beds, six singles, or a combination in between. It includes a substantial walk-in robe and a private ensuite with full size bath, shower, and toilet.

Sleeping Configuration

Anchorage Waters comfortably sleeps up to 18 guests in beds, with additional sleeping flexibility available via futons and the upstairs sofa bed if required. Cot availability and family-friendly amenities are outlined separately.
 

Family Friendly Features

Anchorage Waters has been thoughtfully designed to welcome families of all ages, making it an ideal setting for relaxed, multi-generational holidays where everyone feels comfortable and included.

A full-size cot with baby changing table is available in the master suite, along with up to four additional travel cots that can be easily moved by guests to whichever suites best suit their needs. Highchairs, stair gates, strollers, and a selection of children’s games and toys are provided complimentary, helping families travel light while still having everything they need.

​

The home’s layout is particularly well suited to families travelling with both young children and older guests. Two generously sized suites are located on the ground floor, offering easy access without stairs, while the open-plan living areas flow seamlessly to the outdoors.

​

Just a very short stroll away is Lionel Perry Park - a much-loved local spot known for its beautiful sunsets over the water. With a small park and open green space, it’s ideal for families with children, guests travelling with pets, or anyone wanting a peaceful evening walk close to home.

​

With Surfers Paradise Beach only 500 meters away, beach outings are simple and manageable for all ages - whether it’s a short walk with little ones or an easy stroll back after a long day by the sea.

​

Anchorage Waters is especially popular with families celebrating milestones together, from 50th and 60th anniversaries to extended family holidays spanning grandparents, parents, and grandchildren. The home’s combination of shared spaces and private suites allows everyone to come together, while still enjoying personal comfort and privacy - creating the kind of meaningful memories that guests return for time and time again.
 

Practical Comforts & Everyday Conveniences

Anchorage Waters has been thoughtfully equipped with all the practical comforts needed to ensure a relaxed, easy, and enjoyable stay for families and groups of all sizes.

​

Premium hotel-standard linen is provided and included in your stay, along with high-quality towels for guest use. A standard allocation of 18 bath towels is supplied, with additional towels available for larger groups upon request. Ten pool towels are also provided for use by the pool or at the beach.

​

For stays of 10 nights or more, a complimentary mid-stay clean is included. This service includes a full linen change and refresh of the home, helping longer stays remain comfortable and effortless.

​

All bathrooms are stocked with quality Sukin shampoo, conditioner, and body wash. Hair dryers are provided in the home, along with essential starter supplies such as dishwashing tablets, laundry powder, and basic household items to get guests comfortably settled on arrival.

​

The kitchen operates on a popular “pass-it-on pantry” system. Guests are welcome to use any unopened, non-perishable items left by previous visitors - such as oils, sauces, herbs, cereals, and pantry staples - and to add to it for those staying next. This thoughtful system reduces waste and adds to the home’s relaxed, communal feel.

Due to the home’s frequent back-to-back bookings, guests who choose to use the pool and beach towels are kindly asked to launder them during their stay to assist with turnaround times.

​

The home features ducted reverse-cycle air conditioning throughout, ceiling fans in every room, and reliable high-speed Wi-Fi across the entire property. A well-appointed laundry with washing machine, dryer, and ample storage is available for guest use.

​

Off-street parking is provided for up to four vehicles, with two cars accommodated securely in the garage and two additional vehicles under the covered carport. Parking within the surrounding CBD streets is regulated, and guests are advised to observe all local signage. For additional or oversized vehicles, nearby public parking options such as the Bruce Bishop Car Park offer convenient alternatives.

​

A dedicated maintenance contact is on call should any issues arise during your stay. The swimming pool and spa are professionally serviced weekly, gardens are maintained regularly, and refuse is collected weekly. Guests are simply asked to place the bins out on the allocated evening - reminder notifications are sent to make this easy.

​

Everyday details have been carefully considered to ensure Anchorage Waters truly feels like a home away from home - comfortable, welcoming, and effortlessly enjoyable.
 

Arrival & Departure Information

​

Standard check-in time is from 2:00pm. During periods of back-to-back bookings, check-in may be from 3:00pm to allow sufficient time for cleaning and preparation. Check-out is by 10:00am on the day of departure.

​

For guests arriving early or departing later in the day, luggage may be stored in the garage by prior arrangement. Please note that access to the home itself is not permitted outside of check-in and check-out times, as cleaners may be on-site preparing the property.

​

Luggage storage is offered as a convenience only and is left at the guest’s own risk. Full check-in details and access information are provided prior to arrival.
